Often overlooked, the check in or out can be a stressful time for both the agent and the tenant. In particular the check out as this is the time that will highlight potential deductions from the deposit. From experience, in such situations it is best handled by an independant party who can exercise absolute impartiality. IPS offer the following service for the benefit of both tenant and agent.
CHECK IN
Our clerk will have prepared an ingoing inventory ahead of meeting your tenant and checking them into the property highlighting any points of interest or speacial instructions. The tenant will be walked through the property in relation to the Inventory Report before signing for accapatance on all documentation whereupon keys will be handed over. All documentation, AT5, Lease Agreement and Inventory Report will be returned to you by our clerk.
CHECK OUT
At the end of the tenancy our clerk will meet with your tenant and inspect the property referring to the original signed ingoing Inventory. Attention will be drawn to areas that are likley to affect the tenants deposit and the details recorded. Out going meter readings will be confirmed and agreed with the tenant and all original keys collected and returned to the agent. A full and detailed Out Going Inventory will then be compiled if instructed.
